Tzvi Shoob, a Bar Ilan University graduate, heads and lectures in professional conventions and in the Fishman Real-Estate Centre, authors articles published in professional literature and media and is chief editor of the “Mekarkein” real-estate journal. Planning and Building Department – Deals with: compensation claims according to clause 197 of the Planning and Building Law for decreased real-estate values due to approval of harmful plannings, such as land purpose alterations, road-building, tunnel and bridge construction, cellular antenna erection, etc.
Land Expropriation – Represents many landowners and entities, damaged by expropriation, including compensation taxation. The firm has extensive experience in increasing compensation rates and in complex claims, vis-א-vis authorities, such as Israel Railways, Israel Land Administration, local planning authorities.
Real Estate Planning and Enhancement – Represents land owners in all aspects of promoting and enhancing real-estate vis-א-vis the relevant authorities supported by the necessary consultants, architects and experts. Agricultural land rezoning for residential use. Handling Betterment Levy and Development Agreements, including administrating the procedures before the ruling assessor, the local planning authorities and more. Legal Precedent – Compensation claim for Israel Railways expropriation in Segula (Petach Tikva). Procedures before the court appointed appraiser and District Court, receiving precedent ruling and NIS 12 million in compensation (compared to the NIS 2.5 million offered). Representation of 60 landowners in Herzliya’s Hagivah neighborhood against the Herzliya Municipality for plans to dig a tunnel under their homes. Appearing before the appeals committees, appraiser, and court. Partial compensation of millions of shekels, cancelation of the tunnel plans. Compensation claim for Netanya landowners for plans frozen for decades. The firm dealt with procedures before the appeals committee, appraiser, and courts, including the Supreme Court. Handling an expropriation claim for property in Tel Aviv’s Menashia neighborhood, including significantly increased compensation for statutory duty violations. The Israel Land Administration was ordered to pay expropriation compensation for expropriations made in the 1960’s.
